Tours and Visits

You can schedule an in-person tour or a virtual visit by completing a tour request on our website or calling the Leasing Office. We are happy to show you around available apartments, highlight our community amenities, and answer any questions you may have.
Application and Leasing

Visit the “Availability” page on our website, select the apartment you’re interested in, and click “Apply Now.” You’ll be guided through our secure online application process.

Applicants must have a gross monthly income of at least three times the rent.

Move-In and Move-Out Support

Yes. Village at Windermere charges a non-refundable $75 per applicant fee, a $250 Administrative Fee, and an Application Deposit of $500, due within 48 hours of approval. For more details, check the Rental Policy on our website.

Absolutely! Our Leasing team will be happy to recommend local and national services to make your move as smooth as possible.

We ask that residents return apartments in the same condition they were leased in. Simple personal touches are welcome, but any permanent changes should be restored before moving out.

Leases can be broken for a fee. Please contact management to discuss your situation and the available options.

We generally expect residents to fulfill the full lease term. If you need to move out early, please speak directly with management to review your options.

Once you notify Management that you will not be renewing, our leasing team will coordinate your move-out schedule and can recommend moving services to assist you.

Security deposits are typically returned within 60 days of lease-end. If there are delays, contact management and we’ll help resolve it promptly.
Fees and Payments

The security deposit is $500 and is due within 48 hours of approval. Applicants with a lower credit score may be approved with an additional deposit.

Parking

Maintenance and Requests

Maintenance requests can be submitted and tracked conveniently through your Resident Portal.

Our goal is to resolve all maintenance requests as quickly as possible. If an issue requires a part or outside vendor, we’ll keep you updated every step of the way
Pets

Yes! We welcome cats and dogs, with a maximum of two pets per apartment.

There is a $400 non-refundable pet fee per pet, a $45 DNA registration fee if applicable, and $35 monthly pet rent per pet.

Certain breeds and mix breeds are not allowed for safety and insurance reasons. These include: Akita, Husky, Great Danes, Cane Corso, German Shepherd, Chow Chow, Doberman Pinscher, Mastiff, Malamute, Presa Canario, Pit Bull, Rottweiler, Boxer, Wolf, Wolf-Dog Hybrid, and any mixes with predominant characteristics of these breeds.
Service animals and support animals approved under the Fair Housing Act or ADA are exempt from fees and restrictions with proper documentation. You can also review our pet policy for more info!

Our pet-friendly community includes a private dog park, beautifully landscaped grounds, and nearby walking trails so your furry friends can stay happy and active.

Village at Windermere offers a wide range of amenities designed to make everyday living comfortable and enjoyable. Residents can enjoy 24-hour emergency maintenance, a car care center, BBQ and picnic areas, a children’s playground, a private dog park, a fitness center, nearby nature trails, a resort-style pool with sundeck, tennis courts, a game room, and a resident clubhouse.

Yes! Each apartment comes with an in-unit washer and dryer for your convenience.

We do not offer dedicated bike storage at this time.

Residents are responsible for their own internet service. High-speed internet is available through local providers.

We use secure package lockers for all deliveries. New residents will receive instructions to register for the service during move-in, making it easy to track and retrieve packages at any time.
